If you are a BUYER looking to purchase a home, we enable you to accomplish that goal without jumping through all the hoops that a traditional lender requires. Our process is incredibly simple, yet very efficient. We can get you into a house in a day! Why rent when you can BUY and start building EQUITY??
We do of course want to make sure you have adequate income to cover your monthly payments. It basically works like a bank mortgage where homes are generally financed on a 30 year amortization, and mobile homes on a 20 year amortization with no pre-payment penalty.
FOLLOW THESE STEPS TO GET INTO ONE OF OUR HOMES:
1) The first step in the process would be to call us and get access to the home for a viewing. PLEASE DO NOT FILL OUT AN APPLICATION UNTIL AFTER YOU HAVE VIEWED THE HOME AND KNOW YOU WANT IT.
2) Once you know you want the home after looking at it, you will come back to this website and click on the "APPLICATION" tab and fill it out. The application is a $99 fee which we stress that you DO NOT FILL OUT unless you KNOW you want the home.
The things that will negate you from qualifying are: A. Have you been evicted in the last 3 years? B. Do you have at least a 500 credit score or close to it? C. Can you pass a criminal background check? D. Do you have at least, or close to, 3 times the monthly payment in monthly income?
3) Once the application is complete we will contact you and set up a meeting where we will fill out the paperwork. This will take about 20 minutes.
For this meeting, bring the following:
***A CERTIFIED BANK check made out to: DHP Real Estate for: (THE AMOUNT OF THE DOWN PAYMENT + THE FIRST MONTH'S PAYMENT).
***A VOIDED CHECK from your checking account. (We electronically draft your monthly payment).
***NOTE: Keep in mind that the payment INCLUDES the taxes and the insurance. We escrow that for you just like a traditional lender would. However, the payment is based on the owner occupied property tax rate. In order to keep the owner occupied tax rate, we will be attending a closing sometime within the calendar year ( Depending on when you sign up, USUALLY WITHIN 6 MONTHS) at our attorney's office at which time you will receive a CONTRACT FOR DEED.
****At this closing you will be responsible for approximately $1200 in closing costs which includes attorney fees and mortgage broker fees.
